These questions have come up during multiple presentations on the project.

Is there a timeline for purchasing licenses?


 First and foremost, It's been brought to our attention that most of the Residents at Vista Royale, have not been informed of this project to save our property value!  We are  asking participant’s to July 31, Along with payments.

What are your objectives for this project?


The primary objective of this project is to remove the current owners permanently from our communities, and to alleviate the risk that we will continue spending money in court fighting the current owners over the land and use. In turn, we will bring stability and prosperous longevity to our communities! 


The second objective is to gain control of the land which will significantly increase the ability for owners and the respective communities to maintain and assure the best possible value of our properties!

What will happen if the LLC owners want to sell the golf course or both owners pass away? Dennis and LuAnn have simply agreed to have the attorney enter language into the License agreements, should the three nine hole golf courses be offered for sale, the first  right of refusal,shall be given to the five associations jointly, (Vista Royale, Vista Gardens, Vista Villa, Grand Royale and Forest Park), at no charge other than the closing cost, and any debt, for this transaction, should either event take place.  At this time the owners do not,  intended on selling the golf course. They are purchasing the course to maintain it, and help save our property value.  How the associations would handle the courses would be up to their board’s and owners decision at that time.

What input will the license holders 

The Vero Beach Golf Club and Resort Management, LLC will establish a Board of Directors, elected by the participants contributing to this project, that will act as the liaison between the participants and the LLC. (Note: A suggestion was to have one member of the Board from each association.)

Will the current person who is leasing and maintaining the golf course be one of the owners and will he continue to maintain the course? 


The answer is no. The LLC will own all three golf courses (Red, White & Blue), the only people that will be involved with the golf course will be those who agree to follow the guidelines of the LLC .

What are the benefits of purchasing a Golf Use license?


These Golf Licenses should be viewed as an added benefit to the use license participants who will be using the golf course. Golf Memberships at most golf courses in the country have an annual cost from $3,000.00 to $14,000.00 charged each and every year, with most still charging a cart fee on top of the annual membership cost. Our licenses are a one-time payment, not an annual fee.

Why are you calling it a Golf Club and Resort? 


The reason we added the term Resort was for marketing purposes and to help promote our Golf Course.

What will be the cost of Golfing and Cart Fees once the Golf Course is rehabilitated, and what will the cart fees be for those who purchase a Golf Use License? 


We expect the Golfing Fees to be comparable to other local golf courses with similar golf course conditions. The Cart, Trail and or Walking fees for participants initially should be between $10.00 - $20.00 per round of golf, which is needed to maintain the property.

What are the renovations you are planning on the Golf Course, Buildings and Restaurant? 


We will be putting in all new irrigation, pumps and drainage on the entire 27-hole golf course, fairways (fairway cut, second cut and rough cut), tee boxes and greens, new mowing and maintenance equipment, and rejuvenating many of the sand bunkers so that the picturesque beauty of our golf course returns to what it once was. The buildings and restaurant need to be remodeled, new roofs, flooring, painting, and etc...

What are the differences between licenses?


Tthe specific terms and conditions governing each use License is stated and clearly spelled out within each individual License agreement.

Why wasn’t a private stock purchase option set up originally? 


Because it was cost prohibited. Preliminary expenses in the feasibility process have run in excess of  $11,000.00.

Have you considered offering a bond type offering? 


Yes, this was an idea that was brought to us after nine months of working on this project and it would take on additional expenses. It was decided that the licenses were a more logical process at this time.

Where are the payments currently going and who is responsible for them? 


They are in a corporate escrow savings account at the local Wells Fargo Bank. Louise and I are the two signers on the account .  To have the Attorneys set up and manage the escrow account would be another added up front costly expense.

If you don’t raise the $1,500,000.00 by July 31st, or find another investor or Non Profit Corporation to take over the Golf Course,  when will the money be returned and is all of it being returned to the participants? 


All of the monies raised from the donations, Resort Use License and Golf and Resort Use Licenses will be returned by August 31st, 2019, with the possible exception of 2.5% percent, due to any additional expenses incurred. (Examples: Website cost, accounting cost, printing, additional Attorney Fees. The initial 2.5% risks are $47.50 for the Resort Use Lic., $172.50 Sil. Golf. Lic. And $247.50 Gold Golf Lic. )

Can we have our golf course certified as an Audubon Sanctuary? 


Yes, we have some residents who have volunteered to help set up a USGA/Course Care, Audubon Sanctuary Program, once the golf course is purchased and totally rehabilitated. This is a pretty comprehensive process that is very interesting to many of our residents, and will truly help secure the future growth of our property values. But this is further down the road!

Will there be special Tee Times for Licensees? 


I’m not sure this will be up to the Golf Pro!

Will there be walking allowed on Golf Course cart paths and Nature Trails? 


We will be reviewing the times for walking and may be able to make some nature trails.

Is there an accommodation for the Canadian Exchange Rate? 


It was asked if we could allow for a discount on the Golf and Resort Use Licenses, due to the Canadian exchange rate? Our Attorney said that due to the multiple exchange rates of our residents (Examples: Sweden, Germany, and England) we cannot make any changes to the US Dollar amount.

Have other options for the property been explored?


This may not be the most perfect format, but after all of the complaining and expenses our associations have spent concerning the current owners and their intent on closing our golf courses forever, this is the avenue we chose to take. If we  had unlimited financial resources we could have done a lot of things, but without anyone else stepping up to take the lead, this is truly the only option we have at this time.
